Town-wide update notifications for the 2018 preliminary assessments have been sent only to property owners whose assessments have changed. Your assessment notice indicates the 2018 preliminary assessment of your property which was the result of a town-wide review of residential properties. If you are satisfied with your preliminary assessment, you do not need to do anything further. However, if you disagree, please follow the INFORMAL REVIEW PROCESS outlined below.

Since 2002, property assessment updates have been part of a regular procedure to maintain full market value assessments for properties in the Town of Perinton. The last town-wide reassessment of residential properties was in 2010. The New York State Office of Real Property Services analyzes the sale price of homes compared to the assessed value at the time of the sale. It has been determined that assessments in Perinton have fallen below the acceptable range of full market value for the 2018 assessment roll. Per NYS Real Property Tax Law, the preliminary assessment for 2018 is based upon a valuation date of July 1, 2017. Sales utilized for this update are from 1/1/2015 through 6/30/2017.

The goal of a reassessment is to ensure equity in assessment, which helps fairly distribute the property tax burden. The tax burden is the amount of money that the school, town and county need to operate the services (police, road maintenance, etc.) each of us has come to expect.  Assessments are simply a base used to apportion the tax burden.  Local real estate values have been steadily increasing over the past several years. As sale prices have climbed, the majority of the town’s residential assessments have remained unchanged since 2010.


If you are in disagreement with your assessed value and would like to schedule an informal review appointment with assessment representatives, please call 223-0770, Monday through Friday, 9 AM  through 5PM. The informal hearings will be held at the Perinton Town Hall from April 4 through April 27, 2018, and scheduled in 10 minute intervals. Call no later than April 23, 2018 to schedule an appointment.

Your appointment will be your opportunity to bring relevant information about your home that may affect the value. If you feel that your assessment is fair, but your taxes are too high, your comments should be addressed to the appropriate taxing jurisdiction. Assessment representatives will not be providing comparable sales or any other assessment analyses. Please provide a request in writing if you wish to have the assessment office mail you comparable sales. If you do not submit information justifying your estimate of value, do not expect a reduction in the assessed value. Information that you bring to your hearing will be placed in your file and will not be returned.

If you are unable to attend an informal review, you may mail or drop off a letter with supporting documentation to Perinton Town Hall, Assessment Office, 1350 Turk Hill Road, Fairport, NY 14450.  Information must be submitted no later than April 30, 2018.


If you schedule an appointment, please bring with you any of the following information relevant to your 2018 assessment:

  • Recent sales of similar properties in your neighborhood.
  • A recent listing of the property showing asking price, time on the market, etc.
  • A recent sale of the property along with a copy of the purchase contract.
  • Photographs showing aspects of the property that would affect the value.
  • A recent appraisal of the property. Please note the Assessment Office will review appraisals completed for financing, estates, etc. If an appraisal was prepared specifically for an assessment challenge, the valuation date of the appraisal must be July 1, 2017, the date set forth by the NYS Real Property Tax Law.

You will be notified of the results of the informal hearing by mail in early May. If you are dissatisfied with the results of your informal review, you may file a grievance with the Board of Assessment Review (BAR) after May 1st. The deadline for filing a grievance application and making an appointment with the BAR is 8:00 PM on Tuesday, May 22, 2018. You may file a formal grievance between May 1st and May 22nd.
